I get back any repair/improvement costs, and the rest is 50/50.Of course, according to the 50% rule, I would not make any money per month and only on the sale assuming appreciation; but if there is a vacancy, the investor doesnt get anything, so we split that risk.I would appreciate any comments or criticisms about this model.

They also paid their employees as little as possible, expected them to work over time for free, and constantly ride their suppliers for better quality and lower costs.As far as my business philosophy, I'd rather make the one $500K commission and spend the rest of my year looking for my next big deal or on vacation over burning the midnight oil dealing with 1000 small transaction for the same income.

I helped a client in NY buy a similer situation a couple months back. i pretty much just printed off a list of 20 or so local banks called and asked if they had a portfolio product for this type of thing. 3-4 did and the rest told me it was impossible.
