I get complaints constantly about how quickly and easily the tenants damage the walls with minor scuffs and fingerprints, pretty much right from the day they move in. 

I assume most off market deals are bought with cash because they are typically seller sensitive or special situations where the seller needs to move quick so I would sure if anyone has had a success story doing it.

Originally I put 600 credit and higher, but quickly found out that most people have 500s.

If you are on the get rich quickly track, I would not do it (and would prefer to deploy that 70K towards a few cosmetic fixers flips or just simply a better deal.   

Looking forward to really ramping up, but not sure how to scale quickly.

I am highly motivated to make this work, and where I know most people get discouraged thinking this is a get rich quick, for me "rich" is making $40k a year signing my own checks.Thank you!

The way I see it, I’d make some money on my sales commission, but most importantly have my first deal in the bag and a potential blockbuster that would allow me to attract future capital.Your thoughts?  

Honestly, looking back at my memories from a few days prior, I want and am cry thinking back to the first time I visited Paradise 3 days, before the fire spared/started early Thursday morning...I actually planned to visit them again and confirm a meeting with them on the day that the tragic event unfolded(not knowing what would happen a few hours later): it all made me cry and hurt inside, when I messaged them to ask what time would be best to meet.... a few minutes later replied with a startling photo of smoke in horizon/sky, then a few minutes later they described a large groups of birds flocking away, and then a shocking and scary reply... that they all must "evacuate immediately" and that the wildfire was moving very very quickly!

The 400 sq ft house had an estimated 25,000 cockroaches and they spread quickly and took months to get rid of.I had to pay for the neigbors cockroach bills because when the chemical was applied the cockroaches started invading the neighbors homes.
