I know there are Seattle-specific rules about rentals, I need to get an inspection and get the house registered, etc.In the past I’ve used a leasing real estate agent to find me a tenant, do all the background screening, do the leasing paperwork, etc.

I like the idea of the tax benefits of actually owning income producing real estate )as opposed to REITs), but if I have to screen tenants and answer calls about leaky toilets it does not make sense to me.

I would assume you spent extra money on this mirror so you could attract and keep a quality tennant and would hate to loose out and have to pay to have a vaccancy and find a new tennant.

CapEx for a fixer-upper will be totally different than it will be for a turnkey, vacancies vary between property types and locations, and repairs depend on the property condition and the quality of the tenants.

Using Cozy for credit checks and this persons credit turned up lower then what qualifies.However this person sent me screen shots with the credit checks being different from different reporting companies and that the credit check experian didn’t even show up on her reportThis person has been very honest and easy to work with and I’m inclined to believe this person but I’m skeptical.Anyone have any experience with this?

I am pretty focused on sustainability so my updates are going to include a lot of LED lighting and water saving measures, going to be one big green money-making machine here soon.Tenants on the other side came with the purchase so haven't gotten to test out the ultimate guide on tenant screening yet.
