I've been looking at eCampaignPro as a marketing resource.It's a national email list of roughly 800,000 real estate professionals.They say they have been trusted by real estate professionals for 15 years, and apparently they build their list from opt-ins that that you can click on when signing up with major MLS systems, etc.Do any of you get their emails?

@Curtis Moe Thanks for the feedback - one thing I should have mentioned, the GC video is a place holder for now and I'm hoping to have a professional looking interview recorded that gives the website a personal touch and resonates with mom-and-pop sellers.Your thoughts on MSP align with what I've researched - if I end up getting anything out there soon it would have to be a value add 4-plex to hopefully insulate myself from any potential devaluation.Awesome to hear you're looking at Upstate as well, I'm familiar with the Elmira/ Horseheads area which is right next to Steuben County - just send you a request as I'd love to hear how that part of CNY works for you!

However, I don’t believe most Custodians or administrators would do this as your checkbook IRA LLC would stand on its own —thus that registration would generally be done by one of the managers of the LLC or an attorney or other professional if it was needed as explained by @Brian Eastman

Many of the medical professionals line up housing in advance, some 30 to 90 days out, and I want to require a deposit to hold the property until they arrive to sign the lease and move in as I am getting multiple calls for the same time frames.

The strategy has been very good to me, and I'm a fan.Separate your construction costs into soft, horizontal and vertical components - soft for city fees, professional services , and holding/financing costs ... horizontal for any site prep, public improvements, and underground work ... vertical for foundation and everything on top of it.
