I am sure you could fill this with caulk, but this might also prevent the desired movement of the siding that is supposed to allow for thermal expansion and contraction. 

It is not the job of an agent to "prevent" your client from making, what you think, is a bad deal. 

A part of that is Covid and a part was the addition of $7,000,000,000,000 in new national budget deficit, but over time, Berkeley's incessant regulatory assault on homeowners and property rights has prevented thousands of new condos and rental ADUs from being established/built.

Tenants must submit a hardship declaration, or a document explaining the source of the hardship, to prevent evictions.

The statute is there to prevent debtors from hiding/shifting/selling assets just before a BK.  

It's best to follow them to prevent the aquifer from becoming polluted and unusable.Will it turn into a geyser and flood you out (???)

How many they can do, how many they can service, how many they can hold tax escrows etc....but no laws that I am aware of would prevent a buyer buying a primary home using seller financing.  

Or something like that to prevent the freeloaders I'm dealing with!

If not for management, at least use a management company for tenant placement and this will increase your cashflow and prevent potential future problems with tenants which haven't been professionally qualified for the home.
