Real estate is basically entrepreneurship - and per WSJ the most predictive factor to success for an entrepreneur is variety of job experiences.

It's hard to predict the future so don't hit yourself too hard on this.  

It seems as though correctly picking a a good city to invest in is a lot like picking a stock - no matter what signs you see that make you think a city is undervalued, at the end of the day it is impossible to predict with any certainty because humans control the market and humans are inherently illogical creatures.I would love to hear from people who have placed bets on certain cities as to why they bet on that particular city.

Ticking time bomb.Markets are predicted to turn so you don't want to be holding a 300K property with dead equity and rent below 2K per month.

Areas like Vegas (gambling), Florida (tourism), and Detroit (manufacturing) fared the worst in the last recession, and I predict will do the same in the next one.

In current market situation, it is very hard to predict the housing market in short term. 

It will be interesting to see if experts are correct in predicting an increase in the Fed’s rates this Wednesday following the FOMC meeting.

It takes an experienced, trained, and local attorney to make a prediction with any kind of clarity.

A good portion of those people took advantage of the stimulus checks and low interest rates and invested it.Hard to say what will happen next but my prediction is that it will continue to be a seller's market for a good portion of 2021.
