do you list the property for a price and let the tenant know that there is an extra bill?

I’m current on all but have a few medical bills that have my credit score below a 640.

For my rentals, as soon as a bill comes in, I record which property it is from and file it accordingly.

You may also have to pay the utility bill depending on whether or not there are utilities still on during the rehab, which they probably will be.

And a credit card bill of 8k.

Also, at least one of the counties there is going through a county-wide tax reassessment currently, which is going to greatly change some of the tax bills, so keep an eye on that if the Poconos is a consideration.I can't speak to South Florida specifically, but broadly Florida was one of the worst hit markets in the country in the last recession, it might be a consideration to pick up a place down there during the next market bust if you aren't in a hurry.

That's giving her too much power in this situation, especially when she's already been flakey with her communication.
