Not something I generally like to do because it can hurt the relationship there, but at the end of the day, gotta do right by your borrower.

IMO It is a complete violation of the takings clause of the 5th amendment... but you're going to be in for a world of hurt if you buy into a market with existing restrictions.  

I could potentially sell this home in the mid 500's currently.

Private lenders are great, and they may also be interested in potentially partnering with you on your flip.
