Malcom, Let me clarify, we have several properties we own and are currently rentals, What I want to know is if there a physical document called a portfolio for real estate properties (much like artist or  designers) .If it is a software, or do I have to create one.

@Andrew Gordon If your plan ends up with you buying physical properties as opposed to REITs or investing in Syndications please make sure to include the reserves in your budgeting when you are analyzing your purchases.

I would conservatively increase your CapEx and maintenance to accommodate for any unforeseen physical issues with the property.

Do I ever have to physically be there for any out-of-state deals?

Also, not sure if it matters but I have a LLC for my physical therapy practice; can I use this LLC within the SCIRA?
