And then move into price points that meet or exceed the median price points for a given MSA  look for good schools etc. and do not buy in Gary at all is my personal view on this..

Hi @Chen Avnery, I spent years lendinging to commercial borrowers for commercial projects when I worked with banks then I got into funding developers and builders.

I personally have closed on a handful of properties with owner carried financing and have negotiated terms for several million in private notes for clients.

I see that your location is Hawaii, I'm guessing the short term rental market is awesome there, so perhaps you could be an in person, boots on the ground for investors on that front.
