You could offer them a 20 day contract extension where you can resume showing the property to new prospective buyers.

We currently have depleted most of our contingency and after review we noticed that some of the money was spent on permits and trash removal.

  - Funding would be for 3 months to 6 months, with possible extensions TBD and evidence of ongoing effectOWNERS: - documentation = rent rolls and evidence of people who need to leave due to C19 issues- effect on ability to pay mortgage, other expenses or essential income- possibly a credit line to fund rent deferrals: this could be offered to current tenants or possibly to prospective tenants who are otherwise good credit risks. - perhaps owner would assume 5 to 10% of the risk which is better than the cost of having empty unit and also helps out the tenants. 

It would permit immediate nationwide use of RON, with minimum standards and provide certainty for the interstate recognition of RON.

The only input that I may be able to find permits that could give you more information about the original move.

@Travis LawrenceIf a tenant is dying to get into a property, they could volunteer more deposit money akin to putting down a higher EMD for purchasing a home to show the seller that they are serious.I'd avoid making a suggestion about a prospective tenant "needing" to pay a certain amount over legal requirements.

@Jacob Hanson we have moved to making sure all the properties we manage have a 360 virtual video (we purchased the special camera a couple years ago for out of state investors to see properties) so that prospective tenants can see the whole place and make a decision about renting before we bring them in for a in person tour.

In Ohio, the courts generally have ruled that anything called a deposit is expected to be returned and we are not permitted to hold a deposit of more than one months rent and paid utilities without paying interest on the additional deposit yearly at 5%.
