@Travis LawrenceIf a tenant is dying to get into a property, they could volunteer more deposit money akin to putting down a higher EMD for purchasing a home to show the seller that they are serious.I'd avoid making a suggestion about a prospective tenant "needing" to pay a certain amount over legal requirements.

@Jacob Hanson we have moved to making sure all the properties we manage have a 360 virtual video (we purchased the special camera a couple years ago for out of state investors to see properties) so that prospective tenants can see the whole place and make a decision about renting before we bring them in for a in person tour.

In Ohio, the courts generally have ruled that anything called a deposit is expected to be returned and we are not permitted to hold a deposit of more than one months rent and paid utilities without paying interest on the additional deposit yearly at 5%.
