@Gaby Liu there are packs of traveling nurses that travel together and families that want furnished rentals but it is a big investment in furniture and time to test it out.

We have zero furniture and our beds are on the floor.

Everything else the owners pays for: utilities, replacements for furniture and household items, landscaping.

Chattanooga has a good scene and has consistently been named one of the best outdoor oriented cities to live in the South.

Good will, garage sales, secondhand furniture shops. 

It's proximity to the outdoors, "Northern" feel, and good dining/entertainment scene lead me to believe that, soon, more of the those UMD graduates will be sticking around.

I haven't seen guests look at houses because of lanai screen (I'm assuming when you say lanai you mean the screen and not the integrity of the lanai itself) but because of the outdoor area including pool - assuming you still have these?  

Do you sell the furniture separately due to tax implications?

There was more wear and tear on the furniture though... and sometimes deeper cleaning required.Only horror story is a guest brought a dog who chewed up the legs of some furniture.
