Hi Michael, my own opinion is that adding a kitchen and bath is required if you are going to legit "house hack".

As a newer investor, I sometimes feel like I have no idea how to manage the risks of Section 8, its only for the pro's.What are the keys to managing the risks that come with Section 8 vs. other more conventional tenants in your opinion?

In my opinion, it's an excellent property for a hold. 

That's not a good market for short term rentals in my opinion.

An appraisal is an *opinion* of a specific property on a specific date.

I personally have never bought or been involved in REO properties before and from my research i found very different opinions regarding them but non from people who have actually bought them. 

@Joe Threats You're assuming a lot of risk by going with a HML...and you're going to get killed on points/interest...my personal opinion is that it doesn't make sense unless you are entering a huge equity position from get go...risk may bring reward.
