I think you're already starting to get an idea of how deep the rabbit hole goes here, and without a seasoned local real estate professional it's very easy to get tripped up.

They put up signs (sometimes) that a pot hole exists and those signs have been there for years.

And if they have to drill holes for interior piers, you pretty much will have to replace the entire flooring. $$$$3.

It's a DIY shower tower that hangs over a shower's tiled wetwall to cover a hole made by removing a mixing valve.

The issue there if suddenly something happens (divorce, market correction, etc) and you have to sell or refi, you're way in the hole and can be foreclosed on. 

There are tons of holes in the siding that contacts the ground.
