I'd make sure to vet the tenants before hand (background check, credit score check, etc) to help mitigate risk of your new tenants not performing.

Depending on the market, and how I educate myself, I may find either: - High interest short-duration municipals- Debt that is close to maturity- OR, debt backing projects that are near to completion, which will reduce the risk profile of the debt, increasing it's equity and thereby mitigating the effects of further increasing rates.
