@Brian Kempler, keep in mind when you use an LLC to invest in real estate the LLC isn't a "business" to the lender.

We purchased two properties in Upper Peninsula, MI that each need extensive work  - foundation to roof.This is a growing town with outdoor activity and climate migration its primary draw. 

Yep, and that's why I don't use a buyers agent most of the time unless I find the rare one who actually doesn't mind doing work.
