The idea is to put a good down payment and increase our monthly payments to the landlord so it covers the mortgage and more that will go towards the overall purchase price.Since there is a mortgage I would like to avoid triggering "due on sale" and hopefully a reassessment of the property (if that is all possible or at least delay it).

Since the owner still has a mortgage on it we cant get our name on the title without triggering "due on sale" The agreed-upon deal is to provide a good down payment, pay extra every month (will go towards the sale price) + expensive home improvements.

Building processes and expenses vary greatly even across short distances.I would suggest stating the city and state you are in so it triggers key word alerts for members local to you.Also, get in touch with some local General Contractors and some local Agents and talk about the building prices.
