Most of the legit ones I could find where in California (and not licensed in Florida).

if you keep it in the LLC you'll need commercial financing.if you switch it to a personal name you can get the subsidized ratesand as others have said you can then sell the house back to the LLC and probably be fine, but it isn't technically legit.

I've had contractors sketch out legit plans for the city for small stuff (like patio's)  and I'll use architects on larger projects (whole floor remodels with added bath).  

If he is legit he will be able to provide all of this.
