I was recently hired by a full service brokerage (leasing, property management, investor relations, acquistions, etc.) and they use the time during the 3 week accelerated prelicensed broker class to determine what role you fit best within the company.

Is this a home for lease that the leasing agent is listing for rent?

I'm diving in with this post before reading any threads.I've come across a lease option opportunity and I want to make sure I have the right contracts and strategies in place before moving forward.    

As is, I will be inheriting a 1 yr lease that would result in negative cash-flow for the period.

@Matthew Shay One option would be to advertise the land for lease and say that you are willing to build the building to the tenant's needs.

@Matthew Shay I would talk to a net lease broker about tenant and buyer demand.You can develop the site with utilities, but the structure would differ based on the tenant.PM me if you'd like an intro to a couple good net lease brokers.

The new property owner inherited two tenants but in their previous leases that stated the tenants renewed for the 2018-2019 school year, the payment and maintenance requests are forwarded to the former owners.

I own a commercial space (business condo)I used to operate a business in the space, but several years ago sold the business and leased the space back to the new business owner (about 3 years ago). 

She signed a one year lease and has already paid me for August rent.
