Do I HAVE to use a commercial broker if I already have a buyer?
Hey BP ... I own a commercial space (business condo)
I used to operate a business in the space, but several years ago sold the business and leased the space back to the new business owner (about 3 years ago). The tenant ("new business owner") and I both agree that it makes sense for him to buy the space from me, and have agreed on the basics of the deal.
So ... my question is ... do I have to get a broker to facilitate this deal, or can I do it myself? If not, and I have to have a broker, what's a reasonable commission? Obviously the big pieces of the puzzle are already in place, so it seems a bit excessive to me to pay a typical commission.
