But because I am pretty conservative on the rental front (I save my crazy risk taking for entitlement deals), and for other reasons I won't get into here, I instruct my CPA to take minimal depreciation. 

If I am not available for a longer period of time (vacation), I text out the instructions of who they can contact in my absence.  

Just go to the Secretary of State website, fill out the form, follow the basic instructions and send the form and check to them. 

The seller also owed money to two other underlying liens (aka a wrap or AITD) so the payoff went to the servicer with strict instructions on how to disburse to be sure all liens were paid and released (with the seller getting the net as @Jon Holdman mentioned).
