I always keep a few little things I can easily work on while waiting so I can get them done and have a productive night even if they don't show up.The next kinda-busiest time (getting phone calls) for me is spring/fall when that first hot/cold weather hits and people call about their air conditioner or furnace.

Back east, we had quite soft water and I don't ever remember my dad dealing with the hot water heater in our house or any of his rentals.

Wondering whats going on in your local market.Right now Houston is HOT.. very low supply of homes on the market..Houses hitting the market and getting 3-4 contracts within 24 hours.I believe there is a 3.4 month supply on the market right now, with lots of booming demand.

The overall vacancy rate is not atrocious, 11% which tells you they rent fast for right price.You are in a low income area, median household is barely $36k/yr. 98% of the local residents didn't go to College, so you get an idea of the wages.
