For some reason, I see even experienced agents not understand the power of private loans (they're equivalent to cash in my area), rehab loans, or other types of financing you may eventually start using. it also is a bonus if the agent you use is able to understand what types of property will finance in which ways.

The bonus is the low down payment/little money to get in, but the flip side of that is the PMI they require.

You might also considering giving them a bonus of some sort for 'hosting' your showings if you rent to a qualified candidate that looked at the property while they still lived there.

Anything you get over simply selling the assets (e.g. inventory) is again found money so being generous is both good Karma and good for the pocket.

The more generous termed loans are the "conventional" loans (loans governed by Fannie Mae and Freddie Mac).
