.- Have not been able to find the right telemarketer to call the leads I'm currently generating.  

What websites to use to screen future renters, how do you collect your rent, should we allow pets, do you allow smoking, etc?

I am looking for a property than will generate positive cash flow but it seems that Oahu (my current residence for the next two years) might not be the best place to find a property that will do that.  

This has created opportunities for technology based companies like Trulia, Zillow, Realtors, Homes etc. to merge all systems in one data base to get people to use them while selling advertisements to generate revenue.  

By new, i mean I've been canvasing my local area trying to generate leads outside of my 9-5 and am still trying to close my first deal, new.

I found this website http://maps.cityofrochester.gov/propinfo/  This shows the previous year's tax assessment for properties in Monroe county. 

I was introduced to the Bigger Pockets website about six months ago and I've been watching the webinars and listening to podcasts since then.
