If for whatever reason you waive the contingency, you will forfeit your ability to cancel the purchase contract if there are some serious issues with the home and will not get your EMD back.

If you want to get a great agent, you want to be able to tell them that you are pre-approved (and for how much, for single- or multi-family), have confirmed hard money if you are going to flip, and how much savings you have.

I use them in just about every flip and even some new builds depending on the price point.

@Marc Shin I think some minor adjustments to the façade could fix any "curb appeal issues".

Apparently, that unit is being treated for the issue and involves her leaving her belongings (bed, furniture) within the unit to be treated.  

I explained that this type of routine maintenance issue is not damage and is not our responsibility, but I can see that I will need help ensuring that she as the landlord is instead held responsible.

I am wondering if any experienced landlords or property managers in Seattle have ever come across this issue before?

On the flip side if an extra $500/month would drastically change your financial situation then go towards a more cash flow market.

I received an offer that is substantially higher than my asking price from a retail buyer, but the buyer would have a mortgage and need a warranty deed.My attorney reviewed the title search and the county's notifications to lienholders and doesn't see any issues. 

Understanding this background on the situation... does anyone have previous experience with single income households where the "bread winner" goes on maternity leave and then has issues paying the rent.
