Several folks on BP are qualified 1031 Exchangors, or you can probably get a referral from your favorite title company in Austin.

Others clearly have but I visit my flips several times per week and always have to address issues that the contractors (who I would qualify as some of the best) either don't know how to address or are addressing in a way I do not want.Syndications are my current favorite as the returns I am receiving are higher than my rentals (again I account for a lot of reserves), with a lot less work.  

I could get excited about Barnum or Westwood or even Chaffee Park (my favorite "next" place for still-affordable homes near-ish downtown).

My favorite is "the rents are x but they could easily be getting y" I like to assume a very innocent expression and ask: "oh thats great, why aren't they doing that?"
