In the meantime, do not charge any pet fees but continue to enforce the basic reasonable terms of your lease like "clean up pet waste".Your lease should dictate the tenant's behavior, irrespective of the kind of animal that tenant has, if any.

Think about how you would feel if you have 2-3 weeks booked for medical treatments, or treatments for your kids and 3 days before your stay it gets cancelled....or you're taking your kids on family vacation to the new Universal and your stay gets cancelled...because the owner got busted by code enforcement.
