Is having too many real estate agents creates saturation and smaller pieces of the pie?

These are the pieces in my real estate puzzle that have created my success.Working for an employer for many years can cap, brainwash, control and drive fear into almost anyone.  

Whether you are local or not, the team is your most important piece.  

Use financing, so you're not locking up all your capital, and run it for a year or two before moving up in size.Partnering for experience is the best way imo - because many operators are missing that piece of the puzzle (the larger share of the capital) and farm it out via pref raises.Good luck!

Today I learned about listability.com, realquest.com, why national change of address (NCOA) is important when choosing a list provider, and "horsey letters" mail piece that supposedly gets better response rates than post cards and regular letters.

Having someone in control of the actual mailing that understands the pieces themselves, the timing of the mailing and the need to clean a list, is very helpful. 

Biggest piece that i have learned of with bulk text is there has to be Human interaction for each text.
