After all, sometimes the best bird dog is a wanna-be tenant buyer.

At a high level somebody with a solid job record and credit history with 5 animals (two dogs, two large fish tanks, one lizard) or someone who is very professional and thorough but has had a recent divorce and bankruptcy (would also bring a dog, and two college age working children),  but since bankruptcy appears to have a solid rental history (and mentioned prepaying early)...Thank you!!!

If I wanted to I could get a new number each month but with the blacklist feature i don't have to do that.I use those tracking numbers for my bird dogs too.

I chose to enter this field as a bird dog with the intentions of learning other aspects of REI.

@Vincent House I suggest you start with your Local REIA & I started with Bird Dogging first both helped me step out of my comfort zone & also taught me things I didn't know or realize.

Topic is discussed quite a bit, but each investor has their own method for hiring and putting bird dogs to work. 

On the other hand I LOVE real estate.

@Randy Johnston @Eric Black You might get a kick out of this TV news report of a dog friendly apartment complex collecting DNA samples from dogs to discourage lazy owners.

Essentially I'm acting as a bird-dog with MLS access, which makes it MUCH easier to get in touch with listing agents and having an educated discussion about their sellers and properties, ultimately leading to better deals for the buyers/investors.I put in an offer on my second day of being licensed doing exactly this and have done 3 more since.  

Once your a big dog wholesaler then you can start playing that card.But when starting out get out there and talk to the folks.. that's why I think you were successful here...
