If you own small multis or houses then $1000 - $1200 per property would be a double digit increase which again I don’t believe they can do.

Theoretically you could do something passive (say, buy 2 years of a note at double-digit yields) if you know what your deployment schedule could be, but I'm guessing that might seem a bit risky from your GF's perspective...

I've seen TI allowances in the single digits all the way up to around $50/sf.As far as the leases expiring in 1 to 2 years: if the tenants leave, then you'll have to factor in more commissions, TI allowances, and lost rent due to vacancy.

If interest rates get up into high single digits or higher (they were 15% for conventional owner occupied loans when I graduated from college) I think we will see a lot of loans being called if the lender has any reasonable basis at all.
