To Mark's point above about you deserving the commission because you spent the time/money to get licensed, the obvious question there would be whether you'd pay one of your other partner's extra just because they might have a degree in interior design (that helps the partnership in a design sense) or if they had a contractors' license or if they had spent money on a guru seminar and had more knowledge about flipping than the rest of the group?

Much better units mechanically, they move more air, and they last forever so far as I know.My original thought was that they would be easier to repair or replace later - but so far I have no experience in that regard.

Derekthe best way to confirm pricing is to get individual quotes for the big ticket items, hvac and plumbing you could possible have all the work be done by 1 mechanical contractor, and roofing, drywall, electrical get at least 2 quotes for each and consider contracting with them yourself and not thru your gc, elimanting markup upon markup. and for the leveling of the concrete are you also excavateing so that you will meet mininum code for ceiling height?

A lot will have to do with the area it is in and tenant base type and how heavy collections will be getting the total rent every month.A full time maintenance person can turn the units much faster knowing all the nooks and crannies as well as all of the mechanical systems etc.If you go smaller say 20 or 30 units you run into having to call someone every time there is an issue with the property which can get expensive and you also delay repairs that turn into high dollar repairs instead of small things fixed right away.

If the bids aren't where you want to be, go back #4 and iterate on the design You could easily spend a few thousand dollars (or more) to get to the point where you'll have a plan and firm bids in place so you can decide if you want to move forward.
