I wish I could find stuff like that on a regular.

The IRS doesn't mess around with that kind of stuff once they start looking.But as far as accounting goes, you're right, the values, date you id, and address are going to be needed by your tax payer.

Could be deal finding, cold calling, organization, picking stuff up at Home Depot, etc. whatever it is do it well and use it to open doors.

Most of this stuff you can get a pretty close to firm number on.

I don't know anything about Legal in a Box, but if you're trying to do more than a plain single-member LLC with stuff you find online, you will be going down a dangerous road.

My plumber ended up cutting out the drum trap and finding aquarium rocks that had been there for years... you can't make this stuff up. 

Since we just got our first property in November, it might even be too early to talk much about leveraging equity.Instead of typing out all the things I know about this stuff, I'm just going to play the noob.

(So i can do all the stuff i want to do in life - nothing noble - just live a good life) 

So, just actually know your stuff... or if you don't, make sure you find out from your agent.
