This last rental I bought probably was not the best bargain but it was one I KNEW could rent for that price and do nothing but go up in the future.

Than let the owner finance (informally) as before but don't transfer the deed, but have the owner give you a deed to be recorded when ever in the future or when you sell it, the deed can be prepared so that when you sell, you just add the buyers name to the deed and you take your assignment or equity profit.In the future you can prepare a management agreement and send it to the lender (seller sends it) that gives you the rights t do what ever you want until you are ready to pull the trigger.Usually the lender will not accelerate the mortgage if payments are made.

This will be the primary concern, but then someone who is also well versed in multifamily investing would be great for future plans!

You also want to see when those renegotiations do happen, as it might be in the near future and not necessarily further out when the lease is expiring.

It had/has a city lien against it for lawn service, I leave it for the lease option tenant to pay me in the future.

The buyer of the house should expect some continued movement of the house as it ages, but can greatly reduce any future movement with proper maintenance of the property, including keeping soil conditions consistent, not allowing excess or lack of moisture.
