Now that I'm using mortgage lenders everyone is telling me that I have to close in my own name and then transfer title to an LLC or land trust, unless I get a commercial loan with higher interest rates.

In fact, I've done what is essentially this same deal as posted.The fee title needs to be transferred so asset is no longer part of the estate and in your control.

The CFD will bind you to the terms of payment which if the Tenant/Buyer meets those obligations you must transfer the title to the Buyer's name.

Here are a few observations from my 25 years of investing in the area :- There will always be a good number of foreclosures in the area as most military buy with zero or very little down and when they are transferred in 3-4 years do not have the equity to sell and when they become a landlord have very little in reserve so they can't handle vacancies or repairs- Tends to be a better rental market than for flipping.
