Best way too purchase a property with little money down

Hello I'm a young college student, I am currently transferring schools to head back home so I can get a head start on the real estate game and still attend school. I'll have a job that pulls in 30-40k a year but won't be able to start until this may. I am looking to purchase a home by August for the school year. However This doesn't give me much time to save for a big down payment.. I'm shooting for a 4-6 bedroom house and will be subleasing the extra rooms to my friends while in college. So they'll be pretty much paying for me to live and I'll have my own income to reinvest. However I know a bank won't see it this way. So I'm stuck on how to come up with a down payment...
