A lot of agents are leaving the field because they didn't get training, they just simply got a license.If your heart is about real estate, find a pro, team up them and learn as you earn.

You'll spend some money on copper - if you haven't seen wiring costs these days it'll make your heart flutter - but the heaters themselves are relatively cheap, and since you're flipping it the long term doesn't really matter much to you. 

I am hands-off on this one since I have 9 other properties on the market and recently had a heart attack so I really can't stress about this -- the realtor is supposed to be able to handle the sale.

Even if your Tenant is just a mean-hearted person, you shouldn't engage, respond, or allow it to continue.

You may be doing the repairs out of the kindness of your heart and because you stand behind your work.
