I live in the Coral Springs area and I've seen a lot of multi family for sale from investors but the properties are over priced and after all expenses I'll have negative cash flow.

Politics, crime, rents, houses, point of sale, you name it. 

@Bryan Mitchell - many deals on Hubzu you will pay a 5% buyer premium on top of the sales price, similar to other auction sites.

HELP I NEED ADVISE IN THE WORST WAY.I THOUGHT ABOUT SAVING IT,REMODELING A FEW THINGS THAT NEED IT,AND POSSIBLY TRY TO SALE IT WITHIN A CPL OF YEARS.

I'm wondering what people's thoughts are on the area, both as a rental market/cash flow, but also the chances of gaining some appreciation there if/when things improve there.It does look like there are some relatively reasonably priced (In terms of the average cost in Miami these days) properties for sale there - both single family and multi-family.

This is probably a cleaner approach, but I worry that a sale this low is going to devalue the neighborhood.

Hi @Kavita B. if you are struggling to juggle an inflexible full time job with coordinating showings etc, a good realtor can take a lot of the pressure off you.  

I will hear back from the seller by Wednesday morning.A NEW complication has arisen: a great short sale property has come on the market this evening that is a better deal even at $100,000 over asking than the property for which I have submitted.

I'm am currently saving up money because I do eventually want to invest in a house and maybe fix it rent it out for cash flow then sale it.
