@Jay Hinrichs   I am in total agreement that buy and resell is what all the regulators want.In Texas, the problem is a little more complex. 

Cohen Highley, the firm that I mentioned, has a partner who specialises in complex cases, then some junior lawyers and then finally a group of paralegals who do most of the representation of clients at the Landlord and Tenant Board.

He also said in a story I listened to last night that multiple units of about 18 units can still make debt payments, hire Property Managers and do not have to have 100% occupancy to mmake debt payments and smaller complexes are just as difficult as single unit houses.All neighborhoods are different and the demand for houses as rentals can provide you with an answer.  

From what I have seen it appears the ONLY thing being built are monster apartment complexes.  

At least 50% of the units in the entire complex must be owner-occupied...not investors.

Real estate is a complex very diversified business and as such it not just hardball but its hardball in the major leagues. 

Hello all,Looking for ideas for financing a condo where the complex has a greater than 50% rental rate.

I can see how a hotel would be a good investment but it's interesting that you would choose that path when hotels are so much different than apartment complexes.

This will provide immediate income while a multiplex would probably not replace income unless counting on appreciation or managing a very large complex.

My ultimate goal is to develop massive condominiums or apartment complexes for profit and investment purposes.
