Can the units in this complex realistically rent for $800/month/unit?  

I'm meeting with a broker to walk an off-market apartment complex here in Cincinnati. 

I'm interested in a 12 unit complex that generates $93,600 annual gross income; taxes are $15,800.Thanks, Doug

It's an office complex that i'd be entering at a 10-11% CAP with under market rents so cash flow should cover requirements.  

I'm asking because if I get a 25 unit apartment complex, 25 accounts seems like a lot.

I have been listening to a guy lately who owns about 5,000 units and is very against home ownership being bad right now and buying small apartment complexes right now with tenents who are basically making your payments of debt being the way to go.

I worked for a PM company and I was the on-site manager for a 140 unit apartment complex of theirs for 11 years and I learned a lot there from the site level as a employee & on the business side that's why I decided to get my brokers so I can open my own PM company.

The Circle City Industrial Complex has and will continue to spark revitalization in the Brookside Park area and I don't doubt that will push east into Springdale.

Hello @John Knisely, Thanks for the advice we have talked over what are goals for the partnership are but haven't put anything into writing quite yet, but I think that it is definitely something I should do to make sure we are all on the same page.We are looking for a multi unit rental for our first property and would like to eventually move into some of the larger 10+ unit complexes when we have the means.
