If you will be giving the home equally to each child but the one child does not want that home and the other sibs buy him out, you have to be very careful how this is structured if you want to retain the parents' property tax basis.

You can also filter a search on Zillow etc for a large square foot property but under a certain price point as they will be selling for a lower price due to the property being in distress.

Framing also looks in good shape with solid footings under beams.My assumption here is, given the scope of the  work to fix, this will require the town's sewer dept and/or health dept to get involved.I'm trying to decide if I should wait out the seller to fix and keep going through with closing or just take back my earnest money and keep looking for something less problematic from a sewage/sewer perspective.
