I don't believe the 5000 sqft factors in even if trying to squeeze in additional units.

It depends on where the damage is what you would be looking at for cost but everyone is hedging there bets by saying I can't see what id's in the walls.

Thankfully had flood insurance in place on our rentals, in addition to regular policy.  

I'd wave the screening fee. if they meet everything except income criteria,, then ask for additional security deposit.. paid over 30 to 60 days..

best bet is to hire a full season lawn / snow service that can do your property year round..Seasonal rates for each  snow and for lawn care.. get some bids.. your going to find the good companies are probably already booked for snow and won't touch you unless you contract with them also for lawn care.. so make sure and mention that when you call.. have them do the fall clean up.. and get started right away.. 

I bet that you will NOT be on the hook for the entire bill.  

You don't want to be tripped up on this and ruin a great opportunity.I know this was a lot of information but feel free to ask additional questions if needed.

I watch those markets in addition to the ones in Richmond because there are not many MFR near me.
