I am also very skeptical of investing my hard earned cash with a complete stranger, having been a victim of investment scam.

Be real careful of the 100% funding scams out there - if you have someone offering you terms like that, but they're asking for all sorts of fees upfront - run!

The real scam is paying $2500 for a SFR appraisal.

Too many scam people.

They seem to get updated frequently as laws change or tenants come up with new anti-owner strategies.Then again I've seen a friend use a very basic 2 page lease he wrote that is 100% month to month.....some people don't like it, but in a way I think it is genius. 

It seems like it may be a scam to me but for $150 test is it worth it to not have a potential lawsuit from a tenant?

Don't fall for that scam!

My opinions only:   My gut feel is that they're above board and not a scam.
