@Joshua Morrill Welcome,  how are the Intimidators doing.I watched a great ball game on the Fourth of July a few years ago, while on vacation in the area.

However, I do not see when the home was originally purchased and for how much (not sure if that matters).At this point, I’m not sure how I can prepare for the meeting when I do not have a ball park figure as a starting point before I go meet with the seller.

Man....if only I had a magic wand or crystal ball.

Not knowing the particulars, I think $1400 is probably in the ball park based on what's on the market in Crosby now.

Run an amortization schedule and that will give you a ball park amount.

And have been able to make a ton of progress in the last several days.I'm learning how to evaluate deals and get the ball rolling as well as larger topics like build my business plan and get clear goals of what I want to accomplish.Thank you both for the encouragement and welcome to the forum.

I know that does not help in answering your question for the forward looking crystal ball but hopefully that helps on my thinking.  

None really low ball, maybe $25k below asking at most.
