this is not a ploy it is happening all over the united states, it's just a little harder to do here in north carolina because it's an attorney state.

Look around and see what other available units look like and are renting for. 

You will pay $1100 (hopefully this will cover what remains of PITI as insurance in Florida is costly), maintenance/cap ex ($400/unit), pm (or do the work of the PM), Misc (book keeper, umbrella policy, office supplies, etc). 

I was under contract for a 6 unit and had my core 4 laid out to BRRR and hold.
