It is no more scalable than being an owner of SFR's but at least someone else (the turnkey provider) does all the upfront work, and a professional property manager handles the operations.

Ask your lic and bonded electrician if they can have an apprentice do most of the install while the electrician reviews their work, and makes all final connections.

I use to send out thousands of over-sized postcards to entire zip codes for 12 cents each through the USPS Bulk Mail Department, but that was 5 to 8 years ago.I had to buy a bulk mail permit for I think around $300 per year, a rubber stamp with my permit number, and then learn their strict mailing rules and regulations.It was a lot of work and took a team of 3 people to put together three 5,000 piece mailings, but I did end up getting a $30,000, $53,000 and a $108,000 deal.

The property was fully remodeled 4 years ago.I just need to do all the front and back yard work and probably paint the interior and remodel the bathroom again.I have a hard money lender lend me $100k, and they charge 4points and 12% interest rate. so it adds up $10k for holding 6 months.
