Sounds like it’s a tough balance to find a location popular enough to help with occupancy but not so popular that you’re a small fish in a big pond.

They misled my business partner and I by providing false information on the form we signed, which gave details of a temporary occupancy agreement that they had signed with the seller.

Our motto quickly became “safe and clean”, allowing us to stay focused on using the cheapest products available in rehab.Higher occupancy rates.

Make some formulas that are meaningful like GRM, advertised CAP, actual CAP, cost per unit, annual rents, occupancy, etc.

Or with little gross potential income over the next 12 months  due to major construction, or a temporary obstruction of legal occupancy.  

Also not a bad idea to have a max occupancy or no parties addendum to the lease. 

Unless its an owner occupant who would take the AVR and subtract the repair cost and be very happy!
