Tenant Turnover: Took Me 15 Days, How Long Does It Take You?

We also track cost of turnover, but not time. But looking at my info, I'd guess our turnover time varies from 5 days to two weeks. We have two advantages, that our units are small square footage so easier to turn faster, and we have a more transient applicant pool so they can move in right away.

I would be really surprised that you could get something built for $100/sqft, especially when the square footage is on the lower end.

Especially when I add in the fact that the house is on a major street and the nicely remodeled house next door that is listed at $355k has been on the market for almost 5 months with numerous price reductions.Agree with Mike. Also, do not believe in the $350K re-sale, but that was on a 1 minute review and using the old sq footage of 1235, I guess they expanded it, unless you are very familiar with the area and know that is a premium you will be getting for new.
