Any debt that can help in an emergency is a good idea.

Replacing a sewer lateral is easily a $7500 repair; it's probably closer to $10k, and personally I would have prioritized it over t+p. 

Local building codes are going to dictate the options.I researched it several years ago and it ended up being cost prohibitive because of these reasons: 1.)  

Furnished Finder means you will need to have more interaction points to process them and collect payment--- does not mean it's a bad option, but there is less automation involved.

Do you have a nice amount saved up for the activities you enjoy(I assume yes given a 30+ year in Tech plus you mentioning making lots of money already in real estate).If that is the case, what are you looking to achieve now within real estate?

Hey @Roy JenkinsAs long as you have good credit, typically above 720, being a first time investor won't be overly punitive.

At 21, I wouldn't do a fix and flip right now with rates and inventory of homes available where you can make money.
