An investor in your area that does new construction should give you some ideas. i would also Google it.

You can find them by Googling REIA or meetup. 

No success stories even on here to find on google.

I'm 25 and live in the Washington DC metro area, and work in financial services.I have done really well investing in the markets and have been trying to save as much as i can (while still enjoying life to the fullest), and have created a nice little nest egg to start my journey in real estate investing.The reason i am starting this thread, is because after living and renting in the DC metro area for 3 years here, i just do not believe the market here is attractive for buying house hacking or renting properties. 

I enjoy IT management MUCH more.

you have ups and downs just like the economy.. but its been a fun ride.. and I really enjoy all the different people I meet.. and take great pride in helping others achieve their dreams by funding their deals and companies.. my job is to make my vendors and clients millionaires that my only job.. 

So, when you get your first assignment, Google the state and first time homebuyer.
