Things like schools, public transportion, amenities, etc impact market rents, so trying to evaluate market rents on a town, city or state level probably won't generate any actionable information.

But it's still interesting to note that even though economy is doing slightly better, but that is not having an impact on the housing market yet.The housing market depends a lot on the lending situation and until the lending situation is sorted out, the housing market will not recover.
